		<title>The Modern New York City Town House Part II</title>
		<description><![CDATA[This is a continuation blog from my previous blog &#8220;The Modern New York City Town House&#8221;. I am continuing my photo tour of the Modern New York Town House I completed this weekend based on The New York Times article. I just finished checking out 385 West 12th Street and I made my way to 400 West 12th Street, which is the official address to Superior Ink. This is a condo/town house building that flanks the end of Bethune and West 12th Street.


The building faces the Hudson River and the Hudson River Greenway, which has a beautiful bike path, running path and patches of green so you can lounge in the sun with the rest of the New Yorkers. Just picture the sun shining through these windows.

If you take a walk on the other side of the building which is located on Bethune Street you can see the beautifully modern yet classic town houses that are a part of Superior Ink. Check out how they bring the style and quality of past architecture.

		<title>The Modern New York City Town House Part I</title>
		<description><![CDATA[After reading this weekend in The New York Times Real Estate section about the emergence of the modern town house, I can&#8217;t help to recall my last post on 40 Bond Street. It seems that modern builders and architects are taking the idea of the classic New York town house and bringing it to the 21st Century. These new and improved town houses have the same concierge services and amenities as the condos located in the same building. It is a life style with the independence of a old school town house with the community of living in a building complex.
I was interested in seeing these new town houses in person so I put on my walking shoes and trekked downtown the the West Village and Soho. It was kinda fun retracing the steps of The New York Times and I decided to create a little photo essay so you can get a feel for the spaces and areas surrounding these extraordinary buildings.

I hit up West 12th Street first. My first impression of the area is the amazing neighborhood. Residents get to take advantage of all the shops and small social parks like Abingdon Square. The square was filled with all different types of New Yorkers and they were surrounded by some amazing gardens and tall shady trees. I would love to live in this neighborhood.


I eventually make it down West 12th and see the modern townhouse/condos in the distance. 383 West 12th Street has the charm of the old cobble stone streets of the West Village and the modern copper exterior that will change color over time.

		<title>Feature Building Of The Week: 40 Bond Street</title>
		<description><![CDATA[In my opinion 40 Bond Street is one of the coolest designed buildings I have seen in New York. With it&#8217;s aluminum gate and wall of coke bottle green glass that gets everyone&#8217;s attention as they walk on by. Everyone has their own opinions on the design of the facade, readers what do you think?
This residential marvel is one of Ian Schrager&#8217;s projects. He was able to hire the Pritzker Prize winning Swiss architects Herzog &amp; de Meuron to come up with their first residential building in America. I would say they did a great job. The structure is a combination of apartments on the upper floors and Townhouses secured by the aluminum gates on the ground floor, which is something that hasn&#8217;t been seen in Manhattan in a long time.

It is located on a really nice block in Noho with some classy restaurants and other luxury condos. It also comes with a 24 hour concierge service that comes from the Gramercy Park Hotel. This is probably due to the fact that the hotel is another one of Mr. Schrager&#8217;s projects in New York.

Apartment #4B is a 2 bedroom 2 1/2 bathroom luxury condo with 1,382 square feet of space. The ceilings are an amazing 11 feet high and this apartment alone contains 11 large windows. 		<title>540 West 28th Donates Space For An Art Exhibition</title>
		<description><![CDATA[
540 W 28 +art is an artistic lifestyle building thriving in the heart of the New York art gallery district. On a Thursday night residents could easily roam the streets steps from their apartment and stumble on four or five gallery openings serving cheap alcohol of all sorts. You to can peruse the upcoming and already established artists on display for the quirky and diverse art starved crowd. If you haven&#8217;t experienced this New York scene I highly suggest it. You never know who you might run into.

+art, a condo that exudes the industrial art neighborhood, will be hosting an art exhibition according to The Real Deal. They will be donating 1,800 square feet of its ground floor retail space to the non-profits Cannery Works and Chashama to put on the exhibition. &#8220;Carnivora&#8221;, the title of the show, will run from September 16, 2010 to October 8, 2010. The two companies will collaborate to bring the show to life.

		<title>303 East 33rd: Reduce Your Carbon Footprint</title>
		<description><![CDATA[
So I know people are saving the environment these days by using cloth bags for grocery shopping, all natural cleaning supplies, organic soaps and biodegradable Sun Chip bags;  but this is one big step further than turning off the water while you brush your teeth &#8211; I am talking about changing your lifestyle by buying into a green building. Are you in?
303 East 33rd street is the type of address that has a nice ring to it and, trust me, the building stands up to its cool address. We are talking about a slick eco-friendly building with luxury and amenities galore. I had the privilege to take a tour around the LEED approved building and see it with my own eyes.
First, let&#8217;s talk about the neighborhood. The charm of the tall buildings and the convenience of all the diverse restaurants; let&#8217;s be honest people, New York City can&#8217;t get any more classic than this. There is plenty of potential for buildings with expansive views and my favorite aspect about 303&#8217;s location is that it is right next to the Kipps Bay movie theater. You can catch a flick at a moments notice. This neighborhood has everything you need. Don&#8217;t be swayed by Murray Hill&#8217;s reputation of being filled with former frat boys and sorority sisters who haven&#8217;t shed their partying ways&#8230; The luxury of this building will have none of that.

My first impression of the structure was when I walked into the expansive lobby, which opened up to a courtyard and a recreation center exclusive for owners, and I thought to myself &#8220;I could live here.&#8221; The entire left wall, eventually running into the courtyard, is lined with bamboo waves giving the space a real organic feel. The waves are lined with Sansevieria Trifasciata, or what everyday people call snake plants. These plants are one of the many indoor greenery that is known for removing toxins like benzene from your living environment. A perfect fit for a LEED approved building
What is LEED?
LEED stands for Leadership in Energy &amp; Environmental Design. It is the U.S. Green Building Council&#8217;s verification system that requires buildings to reduce water usage, carbon dioxide emissions and the use of energy. They want to promote improvement for indoor environment quality, and have an overall awareness of how the building impacts the environment. Each building has to go through a laundry list of requirements to achieve this status.
This building has so many aspects to being environment friendly: from the four-inch bamboo floors, Bosch LEED approved energy saving appliances (including my favorite feature the washer/dryer in every unit), bamboo cabinetry, the insulated low-E coated glass window walls and much more.
The building is 12 floors high, with 128 units and options for studios starting in the high $500,000 to the three-bedroom penthouse for $4,500,000.
My favorite aspect of the building is the spacious rooftop available to all residents. There is room for entertaining, grilling, sunbathing and bocce ball. Views of the Chrysler Building, Empire State Building and the East River engulf your sight. What&#8217;s interesting is that LEED requires the rooftop of the building to be filled with plants and light reflecting materials to reduce New York&#8217;s issue of the mass production of heat. When you are up there it feels like your in a luscious garden.
If you are ready to flex your muscles or have a serious stretching session the basement is where you need to go. It has its own state-of-the-art gym, cardio-theater and yoga studio. The basement also has private storage units (important for Manhattanites) and bicycle storage (if you are interested in traveling green).

According to StreetEasy this one bedroom, one bathroom condo is located on the 4th floor. It covers 886 square feet and has common charges of $661 a month. It&#8217;s selling for $850,000. It has all of the luxury and features listed above.
If you are interested in living green in Murray Hill you better move fast, 70% of the building is already sold. Do you need to move in right away? Floors 1-10 are ready for occupancy and the rest of the building should be finished by October.

		<title>Manhattan&#8217;s New Frontier</title>
		<description><![CDATA[The area located west of 10th Avenue, between West 33rd and West 45th street is what The New York Times is coining the &#8220;Far West Side.&#8221; It was once an area for rail yards and shady deals, but now with the growth of residential towers developing in the area a new Manhattan neighborhood is sprouting.
The buildings in the area have the benefit of spectacular views of classic New York symbols like the Empire State Building, the Statue of Liberty and the George Washington Bridge. Many of the towers offer high luxury and lots of amenities, which seems to attract the young crowd who are working in the Midtown area. Do all these amenities make it worthwhile to endure the trek to the neighborhood that is lacking in public transportation. The only relief that could be seen in the future is the extension of the 7 train, which is to be completed in 2013.
If you work in any of the surrounding neighborhoods, let&#8217;s check out one of the buildings in the area:
Atelier, 635 west 42nd Street

This building looks beautiful and luxurious. It also seems to have a large variety of apartments available. According to StreetEasy there is a 1 bedroom 1 bathroom condo selling for $850,000. It is located on the 21st floor and has views of both the city and the river. You can&#8217;t beat that.

		<title>East End Avenue, A Quiet Oasis</title>
		<description><![CDATA[
Have you ever had the opportunity to venture uptown and all the way east to East End Avenue. It is such an oasis from the rest of the city. The streets are not congested, the buildings are classic New York and you have access to the spectacular Carl Schurz Park. The only downside is the long walk from the 4, 5, 6 line on Lexington Avenue. I had the pleasure of doing this walk in full dress clothes smack in the middle of the day. Wow that sun was hot. On the bright side the Second Avenue subway should be finished eventually and that walk will be eased. I can&#8217;t wait.

After a long stroll you make it to the beautiful Oasis of Carl Schurz Park; home to the historic Gracie Mansion. The Mansion, housing New York City&#8217;s Mayors for only 68 years of it&#8217;s history, is currently not occupied by the Mayor but is used for special events for the city. If you have the opportunity to check out the park you also have the option of taking a tour of the mansion, which was originally built in 1799.
Living in this neighborhood is a privilege. Apartment sizes are large, there is easy access to the East River Walk and a unique side street called Gracie Square.
Gracie Square is home to an exclusive building with amazing views of the East River, 10 Gracie Square. According to StreetEasy, Apartment #7D in the building is currently on the market for $3,750,000. It has 2 bedrooms, 3 bathrooms, fireplace, and a full 2,650 square feet of space. If you are interested living in this oasis, I would suggest checking out the Condodomain website to learn out to save yourself some money.

		<title>200 11th Avenue Gets A New Tenet</title>
		<description><![CDATA[200 11th Avenue has been under construction for awhile now. The units in this building are almost all sold. According to StreetEasy the only remaining condo that is not in contract yet is #5S, which is a beautiful 3 bedroom 3 1/2 bathroom unit with your own private garage and car lift. Thats right people this is the famous &#8220;Sky Garage&#8221; building. You can own this luxurious space for only $5,950,000.
The most recent purchaser in this ground breaking building is the interior designer to the stars Jamie Drake. He forked out a measly 4.662 million, which is about 1 million under the original asking price. Mr. Drake has build his career by designing for clients like Mayor Michael Bloomberg and Madonna. He is well-known for his bold color themed rooms, but according to The New York Observer Mr. Drake is breaking from his norm. He is influenced by not so vibrant colors of the neighborhood. The New York Observer quoted him as saying &#8220;I&#8217;m looking at a lot of tar, rubber, asphalt—so grays, graphite, charcoal mixed with metallics, stainless and brass.&#8221; Sounds like he has a fun design project ahead of him. 		<title>The Long Lost Manhattan Neighborhood: Hudson Square</title>
		<description><![CDATA[Have you ever heard of the area in New York called Hudson Square? It seems weird that this small Manhattan neighborhood goes unnoticed after being surrounded by popular neighborhoods like the West Village, Soho, and Tribeca. I like to call it the long lost Manhattan Neighborhood.
According to NYC.com, Hudson Square owes it&#8217;s development to the Trinity Church that was established as early as 1697. Queen Anne of England gave this land to the church, which eventually developed into Hudson Square over the years. A couple centuries later to 2010, the dominant owner of the land is Trinity Real Estate, a subsidiary to Trinity Church.
Over the past few years this company has worked hard to bring in beneficial business to the upcoming neighborhood. The hard work seems to have paid off, since The New York Times wrote article about living in Hudson Square. They helpfully break down all the things one would need to know if they were looking to purchase some real estate in the area. Some of the main topics include:
1) The easy public transportation in the area, with access to the 1,A, C, and E trains.
2) Entertainment and food: historic bars, restaurants, galleries and museums (Check out The Hudson Square Connection website for specific details).
3) Room to frolic: Pier 40 and Hudson River Park and if you are feeling daring check out the outdoor location for The Trapeze School New York.

		<title>The Continuing Allure of Central Park West</title>
		<description><![CDATA[Central Park West has always been an exclusive real estate location. It has the beauty lining of iconic Central Park, the close proximity to the Natural History Museum and stunning architecture of buildings like The Dakota and The San Remo. 		<title>The Whitney Museum Downtown, A Plus To An Already Exciting Neighborhood</title>
		<description><![CDATA[It has been years with discussions and rumors about the expansion of the Whitney Museum. As I am sure you all know the new Downtown Whitney Museum will be located as a anchor to the already exciting High Line. New York Magazine reports that the new space will be home to a scheduled sculpture garden, research library, roof deck, auditorium, cafe and much more. The museum designed by architect Renzo Piano will be another classic New York hub in the art world. Just picture living in close proximity to works by American artists Georgia O&#8217;Keefe and Diane Arbus.

The Whitney Museum has already commissioned some art to beautify the current construction site. Tauba Auerbach’s installation, Quarry, will be on view until August 29, 2010. Only in New York will an artist be allowed to use an active construction site as a canvas for her art. Auerbach takes this opportunity to cover this site with photographic images of marble, leaving the illusion of large blocks of marble. A block of marble will soon be a sculpture in an artist&#8217;s eyes, like this construction site will soon be a world class museum.
